Garage Door Opener | Recommended Maintenance
🛑 Caution: To help prevent serious injury:
- Contact a local garage door professional if your garage door sticks, binds, operates unevenly, or appears out of balance.
- Never loosen, move, or adjust garage door springs, cables, pulleys, brackets, or related hardware. These components are under extreme tension.
- Never disconnect the garage door from the opener while the door is open. A weak or broken spring could cause the door to fall unexpectedly.
- If the garage door or any of its components appear damaged, stop using the door and contact a local garage door professional.

Once a Month
Inspect the Garage Door

Look over the door and hardware. Check for visible damage, loose parts, or anything that appears worn or out of place.
- Inspect the tracks. Make sure they are clear of debris and do not appear bent or damaged.
- Operate the door. Open and close the door using the garage door opener. Listen for unusual noises and watch for sticking, jerking, or uneven movement.
- Stop using the door if something seems wrong. If the door is damaged, difficult to operate, sticks, binds, or moves unevenly, contact a local garage door professional for assistance.
⚠️ Caution: Do not attempt to repair or adjust springs, cables, rollers, brackets, or other garage door hardware yourself. These components are under high tension and can cause serious injury.
Test the Safety Reversal System
The safety reversal system helps prevent the garage door from closing on an obstruction.
- Open the garage door completely.
- Place a 1½-inch-high object, such as a 2x4 laid flat, on the floor in the center of the door's path.
- Close the garage door using the opener.
✅ Success: The garage door contacts the object and reverses after contacting the board.
If the Door Does Not Reverse
The opener may require adjustment or service.

Check the Safety Sensors

Make sure both safety sensors are clean, securely mounted, and facing each other.
- Remove any objects blocking the area between the sensors.
- Close the garage door using the opener.
- While the door is closing, use a small object to interrupt the sensor beam near either sensor. Keep the object out of the door's path. Never place yourself or any part of your body in the door's path. The door should stop and reverse.
If the door does not stop and reverse when the sensor beam is interrupted, stop using the opener and contact a local garage door professional for assistance.
Once a Year
Lubricate the Garage Door

Apply a small amount of a garage door lubricant to the rollers, bearings, and hinges.
- Do not lubricate the tracks.
- Wipe away excess lubricant.
Refer to your owner's manual for specific lubrication instructions for your garage door and opener.
Test the Battery Backup
If your garage door opener has a battery backup, test it according to the instructions in your owner's manual.
Every 2–3 Years
Lubricate the Opener Rail
If your opener requires rail lubrication, lubricate the rail every 2–3 years or as recommended in your owner's manual.

Disconnect power to the garage door opener.
- Use a clean rag to wipe away old grease from the rail.
- Apply a thin layer of white lithium grease to the rail where the trolley moves.
- Restore power to the opener.
